Gary Abela Property Lettings ExpertThank you for visiting, please allow me to introduce myself. My name is Gary Abela a local to North Tyneside, Private Landlord and Lettings Business Operator. I pride myself in offering a personal and friendly service to both Landlords and Tenants, whilst at the same time maintaining a high standard of competence and professionalism.

For many years I operated as Villabela Properties Limited, with my own style and branding.

I see myself as a personalised property management service provider, much different from a high street agent. Although there are some great agents out there, offering a great service in their own way.

I can also help you with sourcing properties, including building a portfolio and becoming a successful property investor yourself. I understand that no two Landlords are the same, which is why I personally identify with you, exactly what you wish to achieve.

Tenants

To decide on the best tenant can be a risk, however I do all I can to qualify the applicant prior to the initial reservation stage. Thus qualifying their affordability, referencing status and seriousness to rent in order to effectively reach a decision in principle.

I see the initial application stage as a form of interview & as a means of building confidence in the applicant. I am then confident in passing the applicant to the Landlord in order to ensure minimal risk in taking on a bad tenant.

The application process covers the typical tenancy, referencing & guarantors where required, which naturally qualifies & seals the application.

Whether this is a first time home let or you are an experienced investment landlord, you can be rest assured your investment is in good hands and will be managed as we manage our own.

Our members of staff & director are hands on ready, able & willing to offer you our good practice procedures & systematisation to offer you an efficient, effective, second to none, personalised Property Management service, to suit your needs.

As your lettings partner, I will assist you with free advice, free valuation & assessment of refurbishment works where necessary.

Marketing your property has never been easier whilst we are registered with several portals & linked to the major portals such as Zoopla & Right Move, our internal computerised management systems & to let boards enable us to implement an effective marketing strategy.
